Economic merit, financing pressure, operating feasibility and uncertainty are related—but they are not interchangeable. ACDS reports each separately.

Economic comparison

Alternatives are ranked using unlevered net present value and equivalent annual value over one common decision horizon.

  • Acquisition, sale, operating, benefit and end-value cash flows are timed explicitly.
  • Perennial enterprises use separately entered first-market productive-value and production-cost percentages, deduct recurring care before marketable production, interpolate each path to the mature budget, and restart establishment costs and timing at replant.
  • A separate generational-wealth view compares retained land equity and purchase cash flow with renting and investing unused capital; it does not assume the land is sold.
  • Financing does not improve or reduce the economic rank.
  • The user must confirm that every selected alternative provides comparable service, scope, quality, support equipment and timing.

Financing pressure

Debt, lease and current-equipment obligations are modeled separately from economic value.

  • Initial, annual and terminal equity cash requirements remain visible.
  • Outstanding balances and final payments are not silently omitted.
  • Actual contract payments stay nominal while an optional companion view restates them in today's purchasing power.
  • Cash-pressure ranking is reported separately from economic ranking.

Regression baselines

Known reference analyses are recalculated on every production build so established results cannot change silently.

Second-calculation reconciliation

Farmland economics, debt, liquidity, price/rent, source-of-funds, and leverage outputs are also rebuilt through a separate 80-check formula implementation across six scenario families.

Boundary conditions

Zero-interest purchases, debt-free equipment, negative equity, short leases, long loans, one-comparable-option cases, economic ties and zero-capacity cases are explicitly tested.

The ACDS starting case remains available as a one-click baseline, while the report lists only the factors actually selected and identifies factors that have no modeled effect. Property-specific and non-financial risks remain in their original sections and the Decision File. ACDS Land experience v0.62.43 · Land v0.91.0Mixed rotations no longer require an invented feed value

Every rotation crop can now be classified as sold, retained for on-farm use on a cost-only basis, or retained with a documented replacement value. Cost-only years require production costs but no yield or feed price; ACDS applies a matching cost-basis credit so useful retained feed is not treated as worthless and no feed operating margin is created. The same production-value choice is available for pasture, long-term forage, annual crops, and perennial areas. Mixed cash-and-feed rotations report valued contribution separately and withhold a complete Buy-versus-Wait support price until retained-feed benefit is documented. This changes the land model to v0.91.0 and the methodology to v0.22.0; the saved-project schema advances to v56 while older valued budgets and projects remain compatible.

The three core operating-margin, renewal-rate, and horizon-value shocks are identified as one combined scenario. Optional real operating-margin, ownership-cost, and comparable-rent growth stresses now mirror the saved growth assumptions and show the entered and stressed rates. The horizon property-value reduction is now applied once, directly below the value projected from the entered real growth assumptions, and no longer changes closing-date collateral headroom. The entered initial land-loan rate and payment now remain unchanged through the selected initial term. The downside rate increase is added to the entered renewal rate from the first renewal through the remaining financed period. When renewal falls outside the decision horizon, the analyzer identifies that the rate stress has no modeled effect. Scenario cash and DSCR are compared at the first renewal year when applicable, and the same timing is disclosed in the analyzer, Decision File, methodology crosswalk, and professional borrowing-headroom view.
